How do you create an effective home maintenance checklist for first-time homeowners?

I’m a new homeowner and feel overwhelmed by all the maintenance tasks. What should I include in my checklist to stay on top of everything?

If you clean monthly check HVAC filters and replace if needed, inspect smoke detectors and replace batteries and lastly clean kitchen sink disposal (a bit of baking soda and vinegar works wonders!).
